How do you pick a home inspector?

What is the best way to choose a home inspector. Do you choose one based on cost, experience or what? It is absolutely critical to get the your home inspected prior to buying it. This will save you a lot of headaches down the road.

I once had a client who decided to just pick the cheapest home inspector, because he was an “older guy” and should have more than 30 years experience. However he turned out to be a nightmare for my clients. Can you imagine that this guy, who has been doing home inspections for 30 years could not tell my clients whether the home has a basement or not? This to me was just a waste of money. They could have paid a more reputable home inspector a few dollars more for a better job.

I encourage my clients to seek out the Home Inpector Association for thier state, get at least 2 phone numbers from there and call. You should be able to get a good one like that. Getting the home inspected correctly is one of the most important decisions to make, prior to completing a real estate transaction

Preparing your home for sale

Thinking of selling your home? Most home owners at some point think about selling their homes, because they want to move into another house or they just want to move into an apartment, move in with a new partner etc.
It is critically important to prepare the home well before you start selling. This process starts a few weeks out before you ever actually list the house for sale.

Step 1: Look at the house as if you were preparing to buy a house like yours. This may sound difficult, but remember that you want to buyer and NOT you to like the house.

Step 2: prepare the outside of the home for sale. this involves paying a professional lawn guy a few dollars to cut the grass for you. Trim the hedges, Power wash the house and make sure that the gutters are clean. You may need the paint it.

Step 3: prepare the inside of the property for sale. This involves painting, cleaning or changing the carpet etc.

Step 4: Send most of your stuff to storage. You want the house to look roomy.

Step 5: Consult with at least 2 real estate agents to help you determine the price of the property. Don’t tell the agent how much you want to sell the house for. Let them tell you what the property is worth based on current sales, current listings in your subdivision.

Banks usually use what is called a Broker Price opinion (BPO) to determine the listing price of the property. This is usually pretty close to the appraised value of the property assuming that the property is in top condition. A lot of these foreclosures end up being sold for less than the BPO price.
